What does conveyancing typically involve?

To ensure that the transaction goes through to the satisfaction of all parties involved, it can be much more involved than handing over money for retail goods. Typically, the nature of the title to the land and rights and obligations it is subject to will have to be ascertained. This is made considerably easier by land registration, but very rarely land is not registered, which might require almost detective-like work.
Searches
A large portion of the conveyancing process involves searches. Searches are used to find out information, which is often invisible and cannot be gathered by a simple look around the property.
If you are buying a house through a mortgage lender, the mortgage lender will typically dictate what searches are conducted to be sure you are making a sound investment and will be able to pay the loan back.
Even if you are not buying your property with a mortgage lender, we recommend that as a bare minimum, you have local and drainage searches conducted. A local search will reveal whether the property and the surrounding area are subject to planning permissions and development and whether the property is listed or in a conservation area. A drainage search will reveal further information about the drainage and sewage systems connected to the property.
Other searches that can be conducted including mining searches (to check for subsidence), environmental searches (to check for pollution) and chancery searches (to check whether the property is subject to charges for the upkeep of very old pre-reformation churches).
